Parkview KLCC

Parkview (also known as Parkview Service Apartment) is a luxury serviced apartment located in the heart of KLCC, by the infamous Mayland. It definitely has the best location for a serviced apartment. Do not be fooled by the name, there is no view of any “parks” from the serviced apartment.

Parkview is just five minutes away by foot to the nearest shopping center, Suria KLCC, and 10 minutes away from the latest shopping mall Pavilion KL. The availability of nearby shopping centers would satisfy the needs of people for food, clothes and other accessories. If that is not enough, there are also mini markets and restaurants available along the streets of KLCC.

Parkview comes with a covered parking space which will ease every resident’s needs due to the traffic congestion in Kuala Lumpur. However parking lots have to be bought separately during the project launching. Public transportation by train is also not far away, as one can reach the KLCC LRT station within a few minutes by foot. The price of a unit is also quite reasonable for a serviced apartment in the exclusive enclave of KLCC.

Analysis

It is amazing to know that Mayland managed to put together another project in Kuala Lumpur by developing Parkview, despite disappointments from their previous projects in Sri Hartamas and Jalan Kuching. Of course this was done with the help of Martego. Consequently, many were more careful when purchasing units at Parkview.

Location can be an encouraging factor to buy a unit at Parkview, but the traffic flow in KLCC is not very smooth. It would be difficult to go in and out of this apartment. Besides that, to get to the entrance of the apartment is not easy, as one has to walk a long way round the building before being able to get to the entrance.

Compared to the nearby Kirana and Marc Service Residence, Parkview is much cheaper. The launch price started off at about RM680 to RM700 psf. The subsale price of a unit is now hovering at RM800 to RM900 psf, which is quite reasonable for a serviced apartment in KLCC.

The neighborhood around Parkview includes Kuala Lumpur’s infamous clubbing street Jalan P Ramlee, which is located just in front of the service apartment. For family occupants, having nightclubs next to your home is not a very good idea. This is because these nightclubs go partying until the wee hours in the morning, causing some noise disturbance.

Education in KLCC is not very easily accessible, therefore Parkview is not an ideal home for raising a family. The nearest schools will take about half an hour to an hour drive from the apartment, depending on the traffic situation. No doubt there is availability of public transportation, but with alarming crime rates these days, no one parent would want their child to take the public transport alone.

Parkview would suit best for those who want to stay temporarily in KLCC, such as expatriates working in the area. They could just walk to their office nearby without ever needing a car, and hit the fitness center after work, all within walking distance. They could even hang out at various nightclubs on weekend nights without ever having to worry about being caught drunk driving. How convenient is that.

Pavilion Residences

Pavilion Residences (also known as Pavilion Residence) is a luxury condominium situated on top of the Pavilion Kuala Lumpur, one of the top shopping malls in city. It is located in the shopping haven of Kuala Lumpur, along with other shopping stops like Starhill, KL Plaza and Lot 10.
